Booking Terms
These Booking Terms apply to the business named above (under the ‘Booking with’ section of the Booking Confirmation and the ‘Provider Information’ in the confirmation email) our officers, employees and agents (‘We’/’Us’/’Our’) and the person or legal entity making the Booking or to whom We supply services in respect of the Booking (‘You/Your’). These Booking Terms are governed by English law and apply to all Bookings except where We agree in writing other terms. By making a Booking You are deemed to accept these Booking Terms.

Bookings are made and a contract between You and Us comes into effect when We accept a reservation from You. We will accept a reservation when We have confirmed Your reservation and received full payment of the total price quoted from You or in the event that we require a non-refundable deposit, when we have received full payment of the total value of the non-refundable deposit. Where a non-refundable deposit is paid, the balance will be paid by You to Us on check-in. You must be able to enter into a legally binding contract and be over 18yrs to make a Booking.

Bookings must be paid for using an acceptable and valid credit or debit card.

When a Booking is confirmed, a reservation number is given. This number must be retained for access to the Booking details if cancellation or amendment is necessary. Non-arrival for a booking will result in a charge equivalent to the total booking being applied.

In the rare case that due to unforeseen circumstances we cannot deliver Your requested accommodation, You will be offered alternate accommodation.

Well behaved children over the age of 4 year are welcome to stay at the Guest House.

Pricing
All published rates include VAT where applicable (and local taxes) at the current rate.
Rates are per room per night. If You have selected supplements they will be added to the total price of the Booking. Rates do not include other costs you may choose to incur during Your stay (unless otherwise stated).
Rates quoted are correct only for the specific number of guests, nights and dates shown. Should You change the number of guests, dates or room nights, then the rates are subject to change.

Accessibility Information
There are no rooms specifically adapted for people with extreme mobility issues.
Please note: we do not have a lift.
Menus are available in large print if required.

Cancellations or Amendments
If You have paid a Booking Deposit (always equivalent to the cost of one night’s accommodation or service) or the full amount of Your Booking:
If You cancel Your Booking within 7 days of the scheduled check-in time on the date of arrival as printed on your booking confirmation the full amount of your booking (or service) will be levied.

To amend or Cancel Your Booking, call the business directly using the number contained within the booking confirmation. If you amend Your Booking within 7 days of the scheduled check-in time on the date of arrival, and as a result You cancel any room night with less than 7 days notice a charge equivalent to the cost of one night’s accommodation (or Service) will be levied.

Smoking Policies
We adopt a very strict No Smoking Policy throughout the Guest House.
Anyone smoking on the premises will be asked to leave and charged an additional £75 to cover a deep cleaning cost.
There is a designated uncovered smoking area at the front of the Guest House.

Check in and check out times
Check-in: 2:00 PM till 8:00 PM
Check-out: 10:00 AM – 10.30 AM
Late Check-out : 1:30pm (with 24 hours notice, a small charge of £15 is levied)

Types of Payment Accepted
Cash (Sterling), Most Credit/Debit cards and Apple Pay.
We do not accept American Express
Breakages/Damages
We reserve the right to charge for any damage or breakages caused during your stay.
External purchases
No wines, spirits, beers or Food may be brought into the Guest House or grounds by Clients, their guests or representatives for consumption or sale on the premises without the express written consent of the Guest House Owners and for which a charge may be made.
Enviromental Policies
We believe that it is important to do all we can to minimise the environmental impact of our business and have therefore set out the following policy for ourselves. We hope that you will take the time to read this and join us in reducing the environmental impact of the Leisure Industry through adhering to these processes.

We acknowledge that for safety reasons lights need to be on in communal areas when the building is occupied. However, all bulbs have been changed to energy efficient bulbs and we ask all guests to turn off unwanted lights whenever possible in rooms. The communal lights are controlled by automatic sensors so you do not need to switch these on or off.

All rooms are fitted with TV units which will need to be turned off at the mains when not in use to reduce the impact on the environment caused by unwanted electrical consumption.

Detergents cause great damage to the environment and are not effectively removed through water treatment processes. We aim to ensure your bedding and towels remain in a suitable condition for you during your stay and will only change them when necessary. If you wish to have your towel changed during your stay please place it in the shower. Linen is changed between guests stays or if severely soiled only.

We aim to minimise the amount of wastage from our business that goes to landfill. To help us in this, please separate your waste in to non-recyclable in the bin provided and recyclable items placed next to the bin. This will help us to process the waste efficiently.
